With its former tenants departing, this substantial space on Lonsdale Road in Queen’s Park – owned by Brunswick Real Estate – was in need of a full refurbishment before being put back on the market. Split across two adjacent buildings, each over 3,000 sq ft, it was a project that required significant structural alterations and a contemporary design update, which Thirdway and Dthree Studio delivered over the course of 13 weeks.
After exploring the space, the Thirdway team revisited the engineers’ proposals and pared back the project to reduce costs and minimise the necessary structural works. The refurbishment required the repurposing of split levels to increase the amount of usable space, which was then split into Cat A and Cat B office fit-outs, as well as obtaining planning permission for the introduction of roof lighting.
Among the challenges faced along the way, the discovery of asbestos added a two-week delay to the project to allow for its removal while we also had to think outside the box with the design of the external breakout area. With the two existing air handling units also needing to be located in this small outdoor courtyard and unable to be double-stacked we consulted with our MEP partner to rethink the logistics and half the necessary AHUs.
The resulting project effectively maximises the floorplan while succeeding in the delivery of a sophisticated new workspace in the heart of Queens Park.
